Players assume the role of either private investigator Edward Carnby or Emily Hartwood, the niece of the mansion's deceased owner, Jeremy Hartwood. Their objective is to investigate Jeremy's suspicious suicide within the reportedly haunted three-story estate known as Derceto.

The game presents its action from a series of fixed camera angles, with pre-rendered two-dimensional backgrounds and three-dimensional character and object models. Progression involves exploring the mansion's rooms and floors, solving environmental puzzles, and managing encounters with hostile creatures.
